Arsonists have badly damaged a newly restored apartment block on Derry's cityside.
The vacant building at Crawford Square had recently been renovated.
Fire crews were called to tackle the blaze at the four-storey property shortly after 1am on Wednesday.
Station commander Mark Darall said the door at the back of the empty building had been forced open.
"After investigating, we are very sure the fire was deliberate," he said.
"The building had been broken into from the rear and the way the fire was set meant it was very heavily damaged by the smoke."
Crawford Square resident Fionbarra O'Dochartaigh said residents were fearful of further such incidents and that more police patrols were needed in the area to deter the perpetrators.
