9 things people look for when viewing a new home - according to eye-tracking technology
A special eye-tracking experiment has revealed the things house-hunters really look for when viewing a home.
Comparethemarket.com carried out the study, by equipping viewers with eye-tracking hardware to capture the parts of the home that most caught people’s attention.
And while radiators and water pressure featured prominently, garden access, accessories and a clean and working oven were also closely examined.
Mark Gordon, Comparethemarket.com head of mortgages, said: “We conducted this experiment to determine the areas of the home buyers look at most to help sellers maximise their chances of a sale.
“Some sellers may not have considered these factors when preparing their homes for viewings, so we hope our insight will help them focus on the areas they should check and freshen up.”

5. Bed comfort
Although you may take your bed with you once you move out of your property, buyers were seen to feel or sit on the bed, probably to help visualise themselves sleeping in the room. Ensure your bed is well made. Photo: Shutterstock
6. Oven
Ensure the oven works and is kept clean before a viewing. Ensure the hobs and trays are washed and do not cook anything too fragrant prior. Photo: Shutterstock
7. Scents
Diffusers and candles were one of the first things potential buyers spotted - and picked them up to smell them. Purchase a couple of diffusers or candles and scatter them around your home before a viewing - buyers will pick up the pleasant aroma. Photo: Shutterstock
8. Lighting
Buyers were seen to check if the light switches work, so make sure they do. If rooms are dim, consider leaving the lights on to add brightness, Consider a new lampshade to make your room look more appealing. Photo: Shutterstock
