£10.2 million social housing project delivered six months early

A new £10.2 million social housing project for Apex Housing Association, on the site of the former St Peter's School has been completed 6 months ahead of schedule.

The 127 house Magowan Park scheme includes bungalows, 2 storey type dwellings along with a play park / landscaped area. The project is designed to provide family accommodation and complex needs dwellings.

The brownfield site which previously housed St Peter’s High School in Creggan was acquired by Apex Housing Association to provide much needed social housing, in an area that has been identified as having an acute shortage. The site has been regenerated into an attractive area for people to live in and enjoy, and additionally it also provided an employment boost during the construction phase.

The principal contractors, BW Homes & Construction Ltd (the rebranded social housing company of Braidwater Limited) and EH Allingham Construction Ltd, have delivered the homes to Lifetime Home, Building Control, NHBC Structural Warranty, Secure by Design & DSD standards, for their client, Apex Housing Association.

Braidwater Limited has successfully delivered over 1,100 homes in Derry, focusing on quality, energy efficiency and sustainability. The scheme at Magowan Park was designed by Hamilton Architects. Both the tenants and the client benefited from: creating a family friendly environment, low cost gas heating and instant hot water; the design of new developments which are environmentally friendly through the use of solar energy, the design of houses to the highest specification for energy efficiency, and to maximise solar gains and daylight through careful design and the maximum use of environmentally aware suppliers.

Braidwater Ltd has carried out both private developments and social housing; indeed the company name is well recognised throughout Northern Ireland, with a reputation built on professionalism and attention to detail, with a culture of integrity and innovation, alongside a policy of continuous improvement.

In 2015 Braidwater Limited rebranded the social housing division of the business and created BW Homes & Construction Ltd, to deal solely with the delivery of social housing schemes. Other social schemes currently under construction are at Skeoge in Derry, Ravenhill in Belfast and Comber Road in Newtownards.

BW Homes & Construction Ltd & EH Allingham Construction Ltd, were extremely delighted to receive recognition for their high levels of performance throughout the project, by way of an official award, from the Considerate Constructors Scheme; a very important accolade for the company. The certificate was awarded upon site completion. The Considerate Constructors Scheme scores projects on five key areas; care about appearance; respecting communities; protecting the environment; ensuring safety for everyone throughout the project and valuing their workforce.
